  • How do I pay rent?

    Tenants can pay rent online through AppFolio, through their banking institute through bill pay, or they can drop off their payment to one of our offices.

  • What are my responsibilities as a tenant regarding maintenance and repairs?

    The tenant's lease outlines their responsibilities for maintaining and repairing the unit. Standard items such as AC filters, batteries for detectors, and lightbulbs are the tenant’s responsibility. Tenants should read their lease to be sure they are complying. 

  • I have a maintenance issue. What do I do?

    All non-emergency maintenance issues can be submitted through your online portal. 


    All maintenance items that are not the tenant’s responsibility are to be reported to our maintenance department immediately. This is especially important when there is water involved. After-hour emergencies can also be reported to 321-417-0010.

  • How do I apply for a rental property?

    Prospective tenants can apply for a rental property by clicking "Apply Now" on the unit listing on the Availability page.

  • What documents do I need to apply for a rental property?

    Anyone applying for a rental property must provide proof of income (3 times the rent amount monthly), must have a social security number, valid identification, prior rental reference (if applicable), consent to background and credit check, and references.

  • Can I apply for a rental property if I have an eviction?

    Typically, a prospective tenant with a prior eviction does not meet the requirements for renting a home. There are exceptions and we encourage you to speak to one of our leasing agents to see if we can help you in your endeavors.

  • How much is the typical security deposit?

    The typical security deposit is 1.5 times the rent. However, the amount is normally determined by the owner.

  • My lease expiration is coming, and I want to move out. What do I do?

    We do have a move out procedure that all tenants are expected to follow. Please contact our office at least 30 days prior to your lease expiring to ensure compliance with your lease. 

  • I want to get a pet. What do I do?

    We all love our pets and yes there is a process for adding this member to your household. First, contact our leasing department to ensure the owner will approve your request and obtain all the necessary documentation and fees needed.
